Our commitment to equal housing opportunity, our written screening criteria and how to raise a concern.

Doors Open Management Inc. is committed to equal housing opportunity. We comply with the federal Fair Housing Act, the Florida Fair Housing Act and all applicable local fair housing ordinances. This page explains what that means in practice, for applicants, residents and owners.
1. Protected Classes
We do not discriminate in the rental, advertising, showing, application, approval or management of housing on the basis of:
- Race
- Color
- National origin
- Religion
- Sex, including gender identity and sexual orientation
- Familial status, meaning the presence of children under 18, pregnancy, or securing custody of a child
- Disability, whether physical or mental
- Any additional class protected under Florida or local law
2. Written Screening Criteria
Every applicant is evaluated against the same written criteria, provided to applicants before they apply and applied consistently regardless of who is asking. Consistency is both the law and the most reliable way to screen. Our criteria consider verifiable income relative to rent, credit history reviewed as a whole, rental history and landlord references, employment or income source verification, and criminal and eviction history assessed individually rather than as a blanket exclusion.
3. Criminal History
We do not apply blanket bans on applicants with any criminal record. Records are assessed individually, considering the nature and severity of the offense, how long ago it occurred and evidence of rehabilitation, consistent with HUD guidance. An arrest without conviction is not treated as evidence of criminal conduct.
4. Source Of Income
Where local ordinance protects source of income, we comply fully. Housing assistance vouchers and other lawful income sources are treated as income for the purpose of meeting our income requirement wherever that protection applies.
5. Assistance Animals
Service animals and emotional support animals are not pets. They are exempt from pet restrictions, pet rent and pet deposits under fair housing law. A reasonable accommodation request for an assistance animal will be considered promptly, and where the disability or the need for the animal is not obvious, we may request only the limited documentation the law permits. A resident remains responsible for damage caused by any animal.
6. Reasonable Accommodations And Modifications
If a disability means you need a change to a rule, policy, practice or service to use and enjoy a home fully, you may request a reasonable accommodation at any point, before applying, during a tenancy or at renewal. If you need a physical change to the property, that is a reasonable modification request. Requests can be made verbally or in writing to our office and are handled promptly and confidentially. Examples include an assigned accessible parking space, permission to install grab bars, or an alternative method of submitting payments.
7. Advertising
Our listings describe the property, not the preferred occupant. We do not use language expressing a preference, limitation or discrimination based on any protected class, and we do not accept owner instructions to do so.
8. Familial Status And Occupancy
We do not refuse families with children or steer them toward particular units, floors or buildings. Occupancy standards are applied based on unit size and applicable law, never on the age or gender of children.
9. Instructions From Owners
We will not follow an owner instruction that would result in discrimination against a protected class, however it is phrased. Where an owner insists, we will decline the instruction and terminate the management agreement if necessary. This protects the owner as much as it protects the applicant, since owners carry liability for discriminatory acts by their agents.
10. Raising A Concern
If you believe you have been treated unfairly by our company, please contact us directly first. We take these concerns seriously and will investigate. You may also file a complaint at any time with:

- Your local fair housing agency
Filing a complaint is your right, and we will not retaliate against anyone who raises a fair housing concern.
